Almost every keyed lock on a house in Santa Rosa Beach, Seagrove or Rosemary Beach is a pin-tumbler cylinder. The design is old and simple, which is why it is everywhere. Understanding it makes everything else on this page make sense.
A plug is the small cylinder that turns when the right key is inserted. It sits inside a housing, or shell, that does not turn. Running down from the housing into the plug are a row of drilled holes, usually five or six. In each hole sit two pins stacked on top of each other: a key pin at the bottom, which touches the key, and a driver pin above it, pushed down by a small spring. The line where the plug meets the housing is the shear line.
With no key inserted, the springs push the driver pins down so they straddle the shear line, half in the housing and half in the plug. The plug cannot rotate because the driver pins pin it to the housing. A wrong key lifts the pin stacks to wrong heights, so at least one driver pin still crosses the shear line, and the plug stays locked.
The right key has cuts of exactly the right depth so that every key pin is lifted to a height where the gap between key pin and driver pin lines up with the shear line. Nothing crosses the line. The plug turns, and a cam or tailpiece on the back of the plug throws the bolt.
That is the whole mechanism. Everything from rekeying to picking to high-security cylinders is a variation on that shear line.
A rekey changes which key opens a lock without replacing the lock. Since the key's cuts must match the key pin heights, changing the key pins changes the key. A locksmith removes the plug, dumps the old key pins, and inserts new ones sized to a new key. The old key now lifts the stacks to the wrong heights and no longer works. The housing, bolt, handle and finish are untouched.
You bought a house in WaterColor and the builder, the previous owner and their cleaners all have keys. A tenant left. A rental cleaner quit. A key went missing on the beach. In every case the hardware is fine and only the key needs to change. Rekey.
The lock is corroded, worn, or a low grade you want to upgrade. The doors have different keyways and you want one key for all of them. You want a smart lock. In those cases replace.
Several locks rekeyed to the same key. Only possible when the cylinders share a keyway. A house in Seacrest with doors from three different decades may need one or two cylinders replaced to get everything on one key.
A lock that opens with two different keys: the individual key for that door and a master that opens many doors. It works by adding a third pin, a master wafer, to some stacks, creating two shear-line positions. Every wafer adds a little less security, which is why master systems are designed carefully rather than improvised.
Deadbolts and locksets sold in the United States are graded by a standard from ANSI and BHMA. The grade is printed on the package. It measures durability and strength under test, not pick resistance.
Grade 1 is the highest, tested to the most cycles and the most strikes, and is the commercial standard. Grade 2 is residential-plus, fine for most homes and good for rentals that see heavy use. Grade 3 is the basic residential grade, and it is what most builder-installed hardware along 30A is. The grade tells you how many times the lock can be operated and how many blows the bolt can absorb before failing. It does not tell you whether the cylinder resists bumping or picking, and it does not tell you how the finish will hold up in salt air. Those are separate questions.
For a rental in Seaside that gets opened dozens of times a day in season, a Grade 2 or Grade 1 deadbolt is worth the difference over Grade 3, simply because it will survive the cycle count.
The keyway is the shape of the slot the key slides into: the wards and grooves that make one brand's key not fit another's cylinder. Two locks with the same keyway can be keyed alike. Two locks with different keyways cannot, no matter how they are pinned. This is why a locksmith asks what brand your locks are before promising one key for the house. Common residential keyways are shared across many brands, which helps; some brands use restricted keyways whose blanks are controlled, which limits unauthorized copying and is a meaningful step up for rental owners tired of keys multiplying.
Picking exploits tiny manufacturing tolerances. A tension tool applies slight rotation to the plug, and a pick lifts pins one at a time until each driver pin catches at the shear line. It takes practice and, on cheap locks, not much of it. This is also how a locksmith opens your door without damage during a lockout.
A bump key is cut to the deepest depth at every position. Inserted and struck, it transfers energy through the key pins to the driver pins, which jump above the shear line for an instant while the key pins stay down. With light turning pressure the plug rotates. Ordinary pin-tumbler locks are vulnerable; it is fast and leaves little trace.
Security pins, shaped as spools or serrated, catch at the shear line and give false feedback to a pick. Sidebars add a second locking element that must be aligned by a feature on the key. Anti-bump pin designs use different pin masses or trap the driver pin. Restricted keyways limit blank availability. A cylinder with these features costs more and is worth it on the doors that matter: the front door of a second home that sits empty for months in Blue Mountain Beach, the owner's closet in a rental, a storefront on Hwy 98.
A heavier deadbolt with an ordinary cylinder resists kicking, not picking. A second lock on the same door with the same cylinder doubles the time, not the difficulty. Grade alone says nothing about bump resistance.
A smart lock is a motor, a circuit board and a battery bolted to a normal deadbolt. Each part fails in its own way, and on a beach house along 30A the climate speeds all of them up.
The most common failure. Heat in summer drains batteries faster; a failing seal lets moisture corrode the contacts. Symptom: the keypad lights but the motor cannot throw the bolt, or the lock works in the morning and not in the afternoon. Replace on a schedule, not on failure.
If the door has swelled or the strike is misaligned, the motor strains against a binding bolt every cycle and eventually strips or stalls. Symptom: grinding, half-throws, a bolt that extends but does not fully lock. The fix is often the door and strike, not the lock.
Capacitive and membrane keypads corrode at the contacts in salt air. Symptom: one digit needs two presses, then none. Sealed keypads last longer; nothing lasts forever on the Gulf side.
Wi-Fi locks drop off the network when the router reboots or the house changes internet providers; hub-based locks fail when the hub is unplugged by a guest. Symptom: codes cannot be pushed remotely but the keypad still works locally. The lock is fine; the network is not.
Scheduled codes depend on the lock's clock. A time-zone mismatch makes codes expire early. A firmware update can reset schedules. Symptom: a guest locked out at midnight before checkout.
Most smart locks keep a keyed backup cylinder. It is usually still on the builder's key years later, and it is usually the lowest-security part of the lock. Rekey it or upgrade it when you install the smart lock.
People use "key fob" for everything, but there are three distinct things on a modern key ring and they are replaced differently.
Older vehicles. Cut to match the door and ignition wafers. No electronics. Duplicated by cutting alone.
A metal key with a small chip in the head. When the key is turned, the car's antenna ring energizes the chip and reads a code; if the code is not registered to the car, the engine will not start even though the key turns. Replacement means cutting the blade and then programming the chip to the vehicle. Losing every transponder key does not mean a dealer trip; a locksmith with the right tools can originate a new one at the car.
No blade in normal use. The fob talks to the car by radio when it is nearby; push-button start and touch-to-unlock handles rely on it. Most have a hidden emergency blade for the door. Replacement is programming, and the blank itself is expensive. Some makes require dealer-level access for programming; a locksmith will tell you honestly whether yours is one of them. Proximity fobs fail from dead coin batteries far more often than from anything else, and a spare battery in the glove box prevents most roadside calls at 30A beach accesses.
A transponder key with lock and unlock buttons built into the head. The chip and the remote are separate systems and are programmed separately; a key that starts the car but whose buttons do not work has a dead remote, not a dead chip.
A lock is only as strong as what it is screwed to. The strike plate on the frame receives the bolt; builder-grade strikes are held by short screws into soft trim. Replacing them with long screws that reach the framing stud is the single cheapest security improvement on any door along 30A. The door edge where the bolt passes through can be reinforced with a wrap plate. And a swollen door, common in the humidity a block off the beach, makes the bolt bind, which wears the lock and strains a smart-lock motor. Plane the door or adjust the strike before blaming the lock.
Most residential lock bodies are zinc alloy with a plated finish; bolts and internal parts are steel or brass. Salt-laden air attacks plated zinc at any scratch, and steel parts rust wherever the plating fails. Brass and stainless resist far better. Houses on the Gulf side of 30A, in Dune Allen, Grayton Beach, Seagrove and Seacrest, see finish pitting in a few seasons and internal corrosion soon after. Lubricate with a dry lubricant, never oil, which collects sand; rinse exterior hardware with fresh water occasionally; and choose stainless or solid brass for exterior gates and beach-facing doors.
Backset: distance from the door edge to the center of the lock bore. Bore: the hole drilled through the door for the lock. Cam: the piece on the back of a cylinder plug that operates the bolt. Cylinder: the keyed part of a lock. Deadbolt: a bolt with no spring, thrown and retracted only by key or thumb-turn. Deadlatch: a spring latch with a guard pin that prevents slipping it with a card. Double cylinder: a deadbolt keyed on both sides; a fire-egress concern. Driver pin: the top pin in a stack, spring loaded. Key pin: the bottom pin, touched by the key. Keyway: the profile of the key slot. Master wafer: an extra pin creating a second shear position. Mortise lock: a lock body set into a pocket cut in the door edge, common on commercial and older doors. Pinning: the set of pin lengths in a cylinder. Plug: the rotating part of a cylinder. Rekey: changing the pinning so a different key operates the lock. Restricted keyway: a keyway whose blanks are controlled by the manufacturer. Shear line: the gap between plug and housing where pins must align. Sidebar: a secondary locking bar in high-security cylinders. Strike: the plate on the frame that receives the bolt. Tailpiece: the bar behind a cylinder that connects to the bolt mechanism. Thumb-turn: the interior knob on a deadbolt. Transponder: a chip in a car key read by the ignition.
